Airbnb Property Manager

Job Description:

We are seeking a dedicated and experienced Virtual Airbnb Property Manager to oversee the management and operations of our Airbnb rental properties. As a Virtual Airbnb Property Manager, you will be responsible for handling guest inquiries, managing reservations, coordinating cleaning and maintenance services, and ensuring a seamless and positive experience for our guests. Responsibilities:

  1. Manage guest inquiries and reservations through the Airbnb platform, responding promptly to inquiries, processing bookings, and confirming reservations in accordance with established policies and procedures.
  2. Coordinate check-in and check-out procedures, including communicating arrival instructions, arranging key exchanges, and conducting property walkthroughs with guests.
  3. Maintain accurate and up-to-date calendars for all Airbnb properties, ensuring availability, pricing, and booking information are consistently updated and synchronized across platforms.
  4. Coordinate cleaning and maintenance services for Airbnb properties, scheduling cleanings, inspections, and repairs as needed to ensure properties are well-maintained and prepared for guest arrivals.
  5. Respond promptly to guest inquiries, requests, and concerns during their stay, providing exceptional customer service and resolving issues to ensure a positive guest experience.
  6. Monitor guest reviews and feedback, addressing any concerns or issues raised by guests and taking proactive steps to improve guest satisfaction and ratings.
  7. Handle billing and payment processing for Airbnb reservations, including collecting payments, issuing refunds, and reconciling financial transactions.
  8. Conduct regular inspections of Airbnb properties to ensure cleanliness, safety, and compliance with local regulations and property standards.
  9. Stay informed about industry trends, best practices, and regulatory changes affecting the vacation rental market, and implement updates and improvements to our property management processes.
  10. Collaborate with property owners, vendors, and other stakeholders to ensure smooth and efficient operations of Airbnb properties and optimize occupancy and revenue.

Requirements

  1. Proven experience in property management, hospitality, or a related field, with a focus on managing vacation rental properties or Airbnb listings.
  2. Strong familiarity with the Airbnb platform, including proficiency in using Airbnb's dashboard, calendar management, messaging system, and reservation management tools.
  3. Excellent communication skills in English, both verbal and written, with the ability to communicate effectively with guests, property owners, and vendors.
  4. Strong organizational and time management skills, with the ability to multitask, prioritize tasks, and meet deadlines in a fast-paced environment.
  5. Attention to detail and a commitment to maintaining high standards of cleanliness, safety, and guest satisfaction.
  6. Ability to work independently with minimal supervision, as well as collaboratively within a team, with a proactive and problem-solving mindset.
  7. High-speed internet connection and a dedicated workspace conducive to remote work and virtual collaboration.
  8. Availability to work during US business hours, with flexibility to accommodate occasional meetings, guest check-ins, or emergencies outside of standard hours.
