Position Summary

The Maintenance Laborer/Janitor performs a variety of maintenance, custodial, and groundskeeping duties across LCHA properties. This position supports the Maintenance Department by completing work orders, assisting with property upkeep, preparing units for new residents, and maintaining clean and welcoming common areas.

What You'll DoProperty Maintenance

  • Perform minor repairs involving plumbing, electrical, carpentry, and building fixtures.
  • Assist with apartment turnovers, including painting, cleaning, fixture replacement, and general preparation for new residents.
  • Conduct routine preventive maintenance to help keep buildings and equipment operating efficiently.
  • Identify and report maintenance concerns, safety hazards, and repair needs.
  • Assist with seasonal property maintenance, including snow removal, ice control, lawn care, and landscaping.
  • Move furniture, deliver supplies, and assist with facility setup and special projects as needed.

Janitorial Services

  • Clean and sanitize offices, common areas, hallways, restrooms, laundry facilities, and other shared spaces.
  • Sweep, mop, vacuum, dust, and maintain floors, furniture, and fixtures.
  • Empty trash and recycling containers and ensure proper waste disposal.
  • Stock cleaning supplies and restroom materials as needed.
  • Maintain janitorial equipment and storage areas in a clean and organized manner.
  • Ensure vacant units are thoroughly cleaned and move-in ready.

What We're Looking ForRequired Qualifications

  • High school diploma or equivalent.
  • Valid driver's license and reliable transportation.
  • Ability to lift up to 50 pounds, climb ladders, and perform physically demanding work.
  • Ability to work independently and efficiently with minimal supervision.
  • Strong work ethic, reliability, and attention to detail.
  • Ability to follow written and verbal instructions and maintain a professional attitude.

Preferred Qualifications

  • Three (3) or more years of experience in maintenance, custodial services, facilities maintenance, or a related field.
  • Basic knowledge of hand tools, cleaning equipment, maintenance procedures, and safety practices.
  • Experience working in residential housing, apartment communities, or commercial facilities.
